We are an established building company here in Bulgaria. The building side of our company has over 20 years of experience to offer you, from basic repairs and refurbishments, to complete new builds. If you require our services as a building and renovation company, "Bulgarian Off Plan Estates" will give you a quote in writing, guaranteeing the price, as soon as possible and usually we are able to do this before you buy your new property or piece of land, this will help overcome any unnecessary surprises, although the only surprise we normally get from our customers is how little building work costs in Bulgaria!

For building work we offer several different services from basic building costs to completely finished projects costing as little as 490 euros m2 thats from just 34,300 pounds for a 3 bedroomed detached house of 100m2! and remember that is completely finished and decorated and will include a fitted kitchen!
 

No building project is too small or too large for us to. We are happy to undertake small semi-detached houses, shops, hotels, apartment blocks or any other type of building project that you require.

For new builds we have an architect, if you require their services, at an extremely attractive price compared to U.K. prices. Add to this our location service where we can find the right type of land for you, in the right location, and you can have the home of your dreams at an extremely competitive price. If you already have land in an area that you like, we can quote you for building the house of your dreams and if the land needs "regulating" we can help with this.
We want you the customer to have as much input into your building project as you want to. For this reason every step of the way we will remain in contact with you on a regular basis, as the building work continues on your new dream home. When you buy your off plan development your input is encouraged in the finishings of your new home and this can be of great benefit to you the customer. (1) For supplying normal functioning and usage of the finished construction sites and removal of any hidden defects after reception of the site and putting it into operation (usage), are accepted minimum guarantee limits for finished construction and fitting works, facilities and construction sites. (2) Guarantee limits for finished construction and fitting works, facilities and construction sites are determined with the contract between the assignor and the executor of the respective construction site and these guarantee limits cannot be shorter than the minimum time limits, mentioned in this regulation.(3) Guarantee time limits start from the day of bringing this building project into operation (issuing of usage permission or certificate for putting it into operation.Minimum guarantee limits for finished construction and fitting works, facilities and construction sites are as follows:1/ For all kinds of finished constructions of buildings and facilities, including the earth underneath – 10 years.2/ For rebuilt constructions of buildings and facilities, which have endured damage – 8 years. 3/ For hydro – isolation, thermo – isolation, sound – isolation and anti- corrosion works over buildings and facilities in non – aggressive environment – 5 years, and in aggressive environment- 3 years. 4/ For all kinds of construction, fitting and finishing works (floor and wall coverings, tinsmith's, smith's, carpenter's, etc.) , as well as internal isolations of buildings, except works mentioned in points 1, 2 and 3 --- 5 years.5/ For finished fitting of machines, installations of industrial objects, control- measurement systems and automatics – 5 years.6/ For purifying devices and depots for hard public wastes – 5 years.7/ For carrier and distributive pipes (nets) and their facilities of the technical infrastructure – 8 years. 8/ For highways- 5 years, republican roads of class 1st, 2nd and 3rd class - 3years, for overhauls and rehabilitation - 2 years,for all other roads and streets - 2 years, for overhauls - 1 - year. 9/ For facilities for highways, roads and streets (bridges, tunnels, etc) in new developments – 10 years, for overhaul and rehabilitation – 4 years.10/ For railway lines and plane paths for new developments – 10 years, for overhaul and rehabilitation – 8 years.11/ For hydro – energetic, hydro – meliorative, water- supply facilities and systems – 8 years.12/ For port, shore- fortifying facilities and systems – 8 years.When during the guarantee limits after bringing the object into operation (usage), if hidden defects appear in it, any misunderstandings will be settled in court.
